From Property Damage to Business Interruption: What Happens After a Major Loss?

For a business, the cost of a major loss does not stop at damaged property. What happens when repairs begin, but operations cannot resume?

A fire or water damage can put premises, equipment and stock out of use. While these assets are repaired or replaced, revenue may fall even as rent, payroll and other expenses continue.

Lebanon shows how physical damage and economic losses can compound. The World Bank’s 2025 Rapid Damage and Needs Assessment estimated that the 2023–2024 conflict caused US$6.8 billion in physical damage and US$7.2 billion in economic losses, including US$3.4 billion in losses across commerce, industry and tourism. These are economy-wide estimates, not insurance claims. (source: worldbank.org)

For an individual business, Property Insurance addresses physical damage to insured assets. Business Interruption coverage may address lost income and continuing expenses when a covered event disrupts operations, subject to the policy’s terms and limits.

The question is not only what could be damaged. It is how your business would manage while recovering.
